Reactive maintenance

When lighting fails, water pressure drops or a fault trips the power, you need someone who will find the cause and fix it properly. We attend, diagnose the fault, make the system safe and carry out the repair, then tell you what we found.

Planned maintenance

Planned maintenance keeps systems running and your records in order. We agree a schedule of servicing, inspection and testing for the systems in your building, and carry out each visit to that schedule.

What we maintain

The mechanical and electrical systems that residents, pupils and staff rely on every day.

01

Lighting and emergency lighting

Failed fittings replaced, and monthly and annual emergency lighting testing to keep escape routes lit.

02

Electrical installations and EICRs

Periodic inspection and testing, from a single building to an estate with more than 35 distribution boards.

03

Hot and cold water systems

Leaks, failed valves and poor flow tracked down and repaired.

04

Booster pump sets

Servicing and repairs to keep water pressure steady on every floor.

05

Gas water heaters

Servicing by a Gas Safe registered business, as at Cranbourne Primary School.

06

Commercial boilers

Annual servicing and repairs to commercial heating boilers, carried out under our commercial gas qualifications.

Why plan your maintenance

Waiting for things to break usually costs more than looking after them. Regular servicing catches worn parts early, before they cause a breakdown that leaves residents without light or water.

Planned testing also keeps your records up to date. Electrical installation condition reports, emergency lighting and water systems all need checking at intervals, and a schedule means none of them is missed.

When something does fail, a contractor who already knows the building can find the fault faster and fix it properly.

Common questions

What is the difference between reactive and planned maintenance?

Reactive maintenance is fixing something once it has gone wrong. Planned maintenance is scheduled servicing and testing that catches problems before they cause a breakdown. Most buildings need a mix of both.

Which systems can you maintain?

Lighting and emergency lighting, electrical installations, hot and cold water systems, booster pump sets and gas water heaters.

Do you issue certificates for electrical work?

Yes. Electrical alterations and additions come with a Minor Works certificate, new circuits and installations with an Electrical Installation Certificate (EIC), emergency lighting with an emergency lighting certificate, and periodic testing with an EICR.

Can you carry out EICRs across a whole estate?

Yes. We have completed a site wide EICR covering more than 35 distribution boards.

Which areas do you cover?

London and the South East, and across Hertfordshire, including Hertford, Welwyn Garden City, Ware, Hoddesdon and Stevenage.
