The project in detail

The brief

Multiple failures had been found in the communal emergency lighting across the Newland Gardens estate, so the fittings needed replacing.

Emergency lighting is not a fit and forget system. The battery inside each fitting is what keeps an escape route lit when the mains supply fails, and batteries weaken with age. Once failures start appearing across a site, replacement is usually more sensible than repairing fittings one at a time.

How we delivered it

Working closely with the managing agent, we selected a manufacturer that offers a five year warranty and parts that are simple to replace, which makes future maintenance easier.

That choice matters more than it sounds. When a fitting eventually fails, a spare part can be swapped rather than the whole unit replaced, which keeps the cost of looking after the estate down for the years after the installation.

The result

The building is fully compliant following the replacement, and we now carry out the annual three hour emergency lighting test. That test runs the fittings on battery alone for their full rated duration, which is the only way to show the escape routes would stay lit long enough for everyone to leave the building safely.

Alongside the annual test, BS 5266 expects a short functional test of every fitting each month, and both need recording in the emergency lighting logbook. For a managing agent that logbook is the evidence: it is what a fire risk assessor, an insurer or a resident's solicitor asks to see.
