Who Is Legally Required to Have an EICR?

Landlords (Legal Requirement)

Since 1 July 2020, landlords in England are legally required to have a valid EICR carried out:

  • Before the start of any new tenancy

  • Every 5 years for existing tenancies

Non-compliance can lead to fines of up to £30,000.


Homeowners

Although not legally required for owner-occupied homes, EICRs are strongly recommended:

  • When buying or selling a property

  • If the property is over 10 years old

  • If you’ve never had the electrics inspected
